any fees we receive are from the real estate buyer (you) and not
the agencies, contractors, property sellers or intermediaries.
This means we are on your side.

Location research and reports
You may think that Southern Moravia is the
cheapest place to buy property (it is) but do you actually know
any real life facts about the area ?
Schools, business potential, peaceful surroundings, life and living
quality, return of investment ?
Or you may have found a large hotel for sale at a ridiculously
low price near Teplice, but do you know anything about it's surrounding
area ?
If the real estate agent or owner assure you that millions can
be made with German tourists - can you believe them ?
Probably yes - depends on what 'kind' of German tourists they
mean.
We on the other hand can do independent,
objective indepth research and locality evaluation for you and
this means spilling the beans - if any are to be spilt.
We do not get commission on sales so we tell you the facts.
The last thing we want is peeved-off client
who upon our advice bought a cheap hotel unknowingly on the outskirts
of one of Europe's biggest red light districts. (unless that is
what the client wanted)

Property viewing on your behalf
After you have found 10 possible properties
that interest you, before you come yourself to the Czech Republic,
we can do most of the leg-work for you.
We can view each property and compile precise
reports and analysis including photographs that you probably have
not yet seen.
For example - most estate agents do not show the inside (underside)
state of the roof and roof holding structure)
You can then decide which ones are really
worth seeing in person.

Direct telephone assistance for client with
Real Estate Agency or property owner.
Sounds superfluous but isn't.
Once you have searched the real estate agencies
listings through this website, or by any other means, or even
used our property viewing service and have found property or real
estate that is of interest to you, or have even seen the property
yourself - you may want to ask specific questions about that property,
conditions of sale etc.
Initially you will have probably done this
via e-mail with that real estate agency, or received complete
property analysis reports from us but if you do need to be absolutely
sure about important information, confirmation of data and conditions,
last minute afterthoughts and any other questions you will have
- you may want to have this done by someone who can speak Czech
directly with the real estate agent, and in English, (or German
and Italian) with you.
We offer this service for very reasonable
fees.
Many real estate buyers use our service
for this as it is the best way to get precise information, any
details you may need - without having to be in, or come to, the
Czech Republic.
Obviously, once you are decided, you would
come to the Czech Republic but will be already armed with most
of the information you will need to then proceed with the serious
buying decisions.
You can phone and/or email us as many times
as you like and we in turn will then phone the real estate agency
in question with your queries and points you need clarified.
We e-mail you to confirm that we have the
information and you then phone us again to get the direct feedback
or ask to be updated via e-mail. (Most clients prefer the direct
voice-phone solution)
There is no limit to this service - just

On the road - Real Estate buying assistance, transport,
interpreting, general useful assistance and help
Once you have decided to come to the Czech
Republic and if you require interpreting assistance and/or transportation,
we can help.
Our on the
road interpreting service includes:
• Interpreting services
• Transportation throughout the Czech Republic for viewing
real estate
• Airport arrival pickup / hotel booking (also at property
location)
• Interpreting and supervision for meetings you have with
with real estate agents
• Silent supervision (we just listen and update you after
the meeting)
• Interpreting with intermediaries and authorities.
Costs of such services vary upon your specific
requirements, the time needed and at which location(s) - but to
give you a basic price idea...
On the road
- Transport and interpreting costs:
Euro 150,00 per 4 hours minimum (includes hotel booking)
(You pay the same for 1 or 4 hours).
Every additional hour after first 4 hours: Euro 100,00
Anywhere in the Czech Republic
This includes airconditioned car (BMW, Mercedes,
and simillar class), and an interpreter.
Also included is a mobile internet connection
- our interpreters have wireless internet connected notebooks
available for your use of sending / receiving e-mail if on the
road.
If requested, a Czech mobile phone is provided
free of charge for your personal use. (you pay the phone charge
card which costs starting at Euro 10 and can be bought almost
anywhere)
Using a czech mobile phone network provider is much cheaper than
using your UK, USA (or other country) mobile phone.
Only actual transportation and interpreting
time is calculated in the fees and in cases where overnight stay
at a hotel or pension is necessary (when touring more locations)
the rest of the time is not charged.

Outsourcing of building contractors / labourers
Depending on what type of property you buy,
you may need to have some renovations done.
Or decide to add a swimming pool, automatic
gate - garage door, replant the garden lawn, repaint the whole
house etc. etc.
In this case we can help you outsource the
most competent and cheap building contractors in your area.
In the Czech Republic, labour is dead cheap.
A good building site worker can earn around 0.60 Euro cents per
hour.
A professional interior decorator painter about Euro 1,50 / 2,00
per hour.
But professionality of services can vary
from labourer to labourer as it can from construction firm to
construction firm.
Also, cheap labour does not necessarily
mean punctual consignment timelines.
So what you will be looking for are cheap
labour costs, professional execution and reasonable and maintained
timelines for the work to be completed within.
We outsource cheap but competent, reliable
and professional labour in most locations in the Czech Republic
by using common sense.
Asking around in a small czech town at the local real estate agencies
is not enough but talking to the locals at the local pub is.
We then take the top suggested options,
talk to them directly, view past projects they have done, and
then let you have several options to chose from including their
costs and estimated timelines for the required work to be done.
Just the fact that the constructor, painter,
electrician or labourer initially deals with our Czech outsourcing
people can influence a price quote by 30% or more 'discount' (to
your advantage) - as opposed to them dealing directly with the
'rich' foreigner.
We do not take or get commission from the
labourers.

Outsourcing of labour cost:
This really depends on what you need and
whether it's something we can outsource via the phone or have
to travel to your property location.
For example - finding an electronic gate
constructor/fitter, can be done by phone and our fee would be

Finding a professional electrician to rewire
the whole house would involve us going to the location to do a
more safe and precise selection and would cost Euro 50,00 plus
any travelling costs.
Usually a client who requests our outsourcing
services will ask for a complete package which would involve a
basic flat fee plus separate fees for every type of labourer service
that he needs.
This comes much cheaper then you getting
a flight to Prague, then travelling to your property location
and organizing all this yourself.
We can of course also help you find labour
and services when you are in the Czech Republic.

Post acquisition support and property supervision
Many real estate buyers require property
monitoring during their absence.
Sometimes even when they are present on location if renovating
or finalizing.
This may be as simple as turning on the
heating to a minimum for them during the winter so that the water
pipes don't freeze up to getting the lawn cut 5 times a year.
On a higher management level this may involve
monitoring the decorator and making sure he get's it right to
supervising and reporting to you the renovation status and how
the builders are doing fixing the roof.
It may also involve managing your property
all year round as in the case of residential apartments you have
bought and now rent out.
Or emergency repairs needing immediate attention
with you unable to be at the property.
We do not do any of the actual 'doing' or
repairs etc. but make sure those who should be doing this do it.
If necessary we find the people to get them done.

all payments for services are payable into our UK business account.
For each payment received we issue a regular
invoice.
